When scheduling a new construction inspection, it is important to get tentative dates from the builder as to when they anticipate the property will be ready for each inspection. A new construction inspection includes three different phases, so it’s important to get an estimate for these three different dates and call us with them as soon as possible after the inspection has been ordered.
PHASE ONE
As this is the hardest phase to schedule, we recommend consistently checking with the builders to see the progress. Builders can easily get ahead of schedule and/or fall behind schedule due to certain conditions such as the weather.
This phase of new inspections is the foundation phase. It includes inspection of the basement, if the house has one, or the slab if it does not, and the crawl space. If the home is being built with a basement, we need to come out after the walls are poured, but before they backfill. If the home is being built on a slab, we need to come out after the exterior walls are completed and the plumbing rough-ins are installed, but before the concrete slab is actually poured. As far as inspecting the crawl space, we need to come out after foundation is built but before backfilling and framing begins.
PHASE TWO
Contact us to schedule phase two once the electrical, plumbing, heat, and framing have been completed. This will typically be one to three days before builders begin to hang drywall.
PHASE THREE
This is the final phase of inspections with a new construction. This phase takes place once the building process is complete. We need to complete this inspection one to three days before the builder walks you through the home. This is so you still have time to address possible issues with the builder before closing. During this inspection you also have the opportunity to schedule future services for your home that could be a concern, such as radon testing or a well inspection.
